Listing a property on Airbnb is more than just posting an ad. You need to prepare the space, photograph it, write the listing, and set up access. The Listing Setup Pack organises all of this in the right order.

01 — Professional photo shoot

Photos are the first thing a guest looks at. A listing with professional images gets booked faster and justifies a higher rate.

We work with a property photographer from our local network. The shoot always takes place after the deep clean.

02 — Multi-platform listing

Your listing needs to be visible where guests search. Not just published, but well written, properly configured, and approved by you before going live.

• Calendars synchronised across platforms

03 — Initial deep clean

Before the photo shoot and before the first guest, the property must be spotless. Not a quick tidy, but a thorough room-by-room clean.

• Windows, cupboards, appliances, descaling, floors
• Treatment suited to the Côte d'Azur environment (limescale, humidity, sand)
• Carried out by a professional cleaning team from our local network

We work with cleaning professionals we know and have vetted. Your first guest reviews depend directly on the state of the property when they arrive.

04 — Equipment audit and sourcing

A furnished property and a rental-ready property are not the same thing. The audit goes through every room to check nothing is missing.

• Precise list of missing items, with product sheets and purchase links
• Prioritisation: essential (safety, comfort) vs. bonus (coffee machine, speaker)
• Option to delegate purchasing and installation

On the Côte d'Azur, certain amenities make a real difference: air conditioning, blackout blinds, mosquito nets, beach equipment.

05 — Personalised guest guide

The guest guide replaces your presence when a guest arrives alone. It must answer all their questions before they even ask.

• Dual format: printed copy in the property, digital version via QR code

06 — Self check-in setup

Guests arrive at all hours. Self check-in lets them enter the property without depending on anyone.
